We keep tallies, input information, and communicate in one monthly missive.
We record and deposit. We write refunds.
1. If you are sure we received it, please allow up to a week. We attempt to move quickly for your accounting, but input bottlenecks occasionally will delay. Sometimes it just doesn't show up immediately even though we have deposited.
2. If you are sure it was delivered timely, check to be assured it's for the right amount or slightly more. You get credit for every penny you pay (and let us know if not).
3. We put aside checks that are partial or incomplete payments.
4. You may receive an email asking you to make the payment complete so we can deposit. Unfortunately, fairness under the law requires we charge for late fees while awaiting the rest of the payment.
1. Sign up for Elite Pay for a 50/50 split on the processor's charge. Our agreement is you pay by credit or debit by close of business on the first day of the month.
2. Sign up for ECheck.
The first of every month, by close of business (usually 5pm). CC and ECheck payments must pay by 5pm on this day to get the provided subsidy.
Many of our best customers drop a check in advance to stay clear of the rush.
1. $50 charge. If for any reason your payment is not stamped received by close of business on the 4th of the month, a $50 charge is entered automatically. If the 4th is a Saturday or a Sunday, keep in mind that the Monday after will be after the 4th, so the check will be stamped as such. We recommend submitting before the weekend in that case, as anything after Friday at 5pm witl be stamped on Monday (sorry). Again, many of our best and longest residents drop a check in advance, and we record and deposit on the 1st.
2. $10 charge daily thereafter, including weekends. Problems with payment go against our agreement and consume a lot of administrative time overall and in the day of our cheerful team.
3. By the 5th, you are eligible for a formal 6 day notice, which can be delivered and sent by Certified Mail. Please understand this is not personal. It's a rule we keep to be fair to all.
On the last business day of every month. It's great to see everyone. We still practice cold and virus prevention, please be advised. Email is never the same, but if you send us a pleasant inquiry, you'll find we can get back to you quickly. Villa Verde Associates LLC does not have a formal office, so email is best there. People in the complex offices are knowledgeable and will help you.
